Local Services Ads · Add-on

Exclusive leads from Google — nobody racing you to the phone.

Local Services Ads are the “Google Guaranteed” listings at the very top of the page. You pay per lead, the lead is yours alone, and the benchmark cost is about $53 — versus $91 on regular Google Ads. Managed right, 43.9% of those leads turn into booked jobs.

The straight answer

“Wait — didn’t you say pay-per-lead is a trap?”

Fair question. The problem with Angi and Thumbtack was never paying per lead — it’s paying per lead for a customer who’s simultaneously being sold to three of your competitors. You’re not buying a customer; you’re buying an entry fee to a race.

LSA is a different animal: the lead goes to you and only you, the customer called your number on purpose, and junk leads can be disputed for credit. It’s the closest thing paid search has to a fair deal for trades — if someone is managing the budget and fighting the bad leads. You pay Google directly for the leads; I manage the machine as an add-on to the core system.

Do the math

~$53 a lead. 43.9% become booked jobs.

Roughly speaking: about $120 in ad spend per booked job. If your average ticket doesn’t make that math laughable, LSA isn’t for you — and I’ll say so. Your budget is a weekly cap you set, not a bill that surprises you.

What managed means

Set up, tuned, and defended — every week.

Setup and screening, shepherded.

Google won't run these ads until it has verified your license, your insurance, and a background check. That's paperwork, and paperwork stalls. I walk you through every step of the screening until the green checkmark is live — most of the delay in LSA is businesses giving up halfway through this process.

Budgets and bids that follow the work you want.

I set your weekly budget, tune your service categories and areas, and adjust bids so the spend chases the jobs you actually want — water heaters, not garbage disposals; your side of town, not a suburb you hate driving to. You always know what the ceiling is.

Every lead reviewed. Bad ones disputed.

Wrong numbers, spam, solicitors, jobs outside your area — you shouldn't pay for those, and Google will credit them back if someone files the dispute with evidence, on time. I review every lead and fight the junk ones for you. This alone is where unmanaged LSA accounts quietly bleed money.

Answer-rate coaching.

LSA ranks businesses partly by how reliably they answer the phone. Miss too many calls and Google quietly shows you less. I watch your answer rate and flag it when missed calls start costing you placement — and the missed-call text-back from the core system catches the ones that slip through.

Who qualifies

The screening is the moat.

Google verifies your Arizona contractor license, your insurance, and runs a background check before it will show your ads. That sounds like a hurdle. It’s actually the best thing about the program — because the unlicensed guy undercutting you on Facebook Marketplace cannot follow you here.

If you’re licensed, insured, and legitimate, the screening is just paperwork — and I handle the paperwork. The “Google Guaranteed” badge that comes out the other side is a trust signal your competitors can’t buy without becoming as legitimate as you already are.

One honest caveat

LSA is an add-on, not the foundation. The ads spend money the moment they run; the profile, website, and review engine keep earning after the budget stops. And your review count feeds your LSA ranking — which is why the core system comes first, and the ads pour fuel on something that’s already built to convert.

Screened, then chosen

License, insurance, and background checks up front — that screening is the moat.
